Property Data & Source Policy

Zily is designed for Dubai property research. We do not create fictional listings, fabricate broker contacts, infer that an owner is in financial distress, or fill missing market coverage with sample inventory. A “distress” or “below benchmark” label is an analytical signal calculated from an available record; it is not a verified statement about a seller.

• Keep source identity, source URL or file reference, collection time, and refresh state with each production record.
• Show missing, stale, incomplete, or unavailable coverage rather than silently substituting estimates.
• Separate official transaction benchmarks, third-party listings, broker-supplied records, and user-entered assumptions.

A production source may be a configured public website collector, a direct portal feed, a broker or data-supplier integration, an official UAE data export, or data a user submits. Source types remain separate so their provenance and refresh status are never blurred together.

Dubai Land Department benchmark imports retain their export metadata. The importer requires an exact file digest, an as-of date, an official provenance URL, and explicit operator confirmations before it writes benchmarks. The officialDLD real-estate data page is the discovery point for those official exports.

Automated collectors identify Zily, use exact host scopes, wait at least three seconds between requests to the same domain, and cache normalized results for 24 hours.

• Zily identifies automated requests with a product user agent and this policy URL.
• Collectors use bounded pages, bounded records, delays, retry backoff, and a single controlled write transaction.
• CAPTCHAs, authentication barriers, access controls, and explicit disallow rules are not bypassed.
• An incomplete or challenged source run does not deactivate previously observed records.

Production imports record their origin and run status. Quality checks reject malformed rows, unknown property types, invalid amounts, implausible dates, digest mismatches, and insufficient coverage. A completed import is not a guarantee of accuracy: users must still review the displayed source and verify material facts independently.

Zily exposes when data is refreshing and when no verified listing is available. Benchmarks can age independently from listings. The service must not describe a benchmark as current after its approved refresh window, or treat a seed placeholder as an official transaction record.

A permitted listing may contain an address or area, property facts, asking price, images, description, source contact, timestamps, and source identifiers. Zily minimizes copied content to what the authorized product needs and does not claim ownership of source images or descriptions. Contact details must be used for legitimate property research, not bulk marketing, harassment, profiling, or unrelated resale.

Users may save notes and analysis in their private workspace. Those notes are account data governed by the Privacy Policy and must not be confused with facts supplied or verified by the original source.

Zily may suppress, correct, or remove a record when it is withdrawn, stale, duplicated, inaccurate, unsupported, unlawfully supplied, subject to a credible rights objection, or no longer covered by source authorization. Removal from Zily does not remove the original record from a third-party service.

A request should identify the record or source URL, describe the requested correction, and explain the requester’s relationship to the data. Do not email passports, title deeds, bank records, or other sensitive evidence unless Zily first provides an appropriate secure channel.

Source owners, brokers, data suppliers, regulators, and affected people can contact [email protected]. Include a durable source reference and enough detail to investigate the request. Zily will preserve relevant audit information while a legitimate dispute, security investigation, or legal obligation is pending.
