How it works
How the Dubai deal analyzer works
The analyzer runs its exposed inputs through one fixed calculation. You enter the property price, size, property type, down payment and mortgage terms if you finance, expected monthly rent, service charge per square foot, vacancy, and management assumptions
From those inputs it computes the purchase costs, the ongoing operating income after service charge, vacancy, and management, the mortgage payment, the monthly cash flow, and the return on the cash you actually put in. The result uses the price, rent, and costs you enter; it does not silently add a market comparison
The result is a screening scenario, not a complete investment budget. A listing that looks cheap can still show negative modeled cash flow when the service charge is heavy or the rent is optimistic, while excluded unit and transaction costs can reduce the result further
Methodology
What the numbers assume
For a ready-property planning case, purchase costs use the DLD sale-registration total, which DLD lists as 2% for the seller and 2% for the buyer, an assumed 2% agent commission, the applicable sale service-partner fee, VAT on the modeled agent and service-partner services, 0.25% mortgage registration when financed, and title-deed issuance. Your agreement may allocate the sale-registration amount differently, so confirm what the buyer must actually pay
The mortgage estimate uses the rate and term you enter to compute the monthly payment and the split between interest and principal. Returns use the cash invested by this fixed profile as their denominator. The result is a scenario, not actual earnings, and each exposed assumption can be changed to see its modeled effect
Bank, valuation, map, knowledge, innovation, NOC, conveyancing, and other transaction-specific amounts are excluded from the fixed profile. Confirm the current authority, trustee, lender, and building charges before you buy. Read the DLD fee guide for the detail on transfer costs
