Start with the ownership right, not the sales pitch

The UAE Government states that foreign nationals may own property in designated areas in Dubai. The permitted interest can be freehold ownership or a usufruct or leasehold right for up to 99 years. That rule does not prove that a specific unit, plot, or contract gives you the right you expect

Gross yield is annual rent divided by purchase price. The analyzer keeps its service-charge, management, vacancy, finance, and acquisition-cost inputs visible and editable. Maintenance, repair, insurance, tax, and exit costs can also change the result but are not inputs in the current calculator, so model documented amounts separately

Off plan vs ready

Off plan or ready property

Off plan and ready property require different evidence. For off plan, verify the developer, project registration, escrow arrangements, construction status, payment milestones, assignment restrictions, and handover terms. For ready property, verify the title, physical condition, occupancy, rent evidence, service-charge position, and any mortgage or tenancy constraints

The real cost of buying in Dubai

The current DLD sale-registration schedule lists a seller fee and a buyer fee, each calculated as a share of the sale value, plus fixed title-deed, map, knowledge, innovation, and service-partner charges. Mortgage, valuation, agency, conveyancing, bank, and developer charges depend on the transaction and should not be inferred from one headline percentage

Check the current DLD sale-registration service for the exact official fee schedule. For ongoing jointly owned property charges, use the RERA-approved Mollak service-charge index. Enter the amounts that apply to the unit into the analyzer rather than relying on a generic total

Distress and BMV

Finding below market value deals

A below-benchmark label is a comparison between a verified asking-price observation and a supported DLD benchmark for the same defined scope. It does not prove fair value, seller motivation, availability, or a completed transaction price

How a Dubai purchase actually works

The DLD sale-registration service lists the required parties and documents for the official transfer, including electronic no-objection evidence from the developer in the applicable process. A mortgaged sale follows a separate DLD service with additional bank and mortgage steps. Use the current official service page for your transaction rather than treating a generic checklist as complete

Verify the title, parties, broker or developer authority, finance conditions, project and escrow evidence where applicable, approved service charge, and contract terms before committing funds. Zily's calculator and market signals do not perform those checks for you
