Methodology
How this feed is built
The feed lists rows frozen into one immutable publication. Each listing passed the published source-verification gates and is priced at least 15% below a comparable official DLD sale benchmark. Figures are not refreshed between publications, and the list is not a census of all Dubai inventory
Cards carry the benchmark's median AED per sqft, the number of comparable DLD sales behind it, the benchmark as-of date, the transaction window, and the date the listing was source-verified
The word "verified" appears only on cards whose benchmark is scoped to the exact building. Community and area-level comparisons are labelled as area-median estimates, because a wider scope proves a weaker comparison
