The definition

Below market value, or BMV, means a property is priced below the median price for comparable property in the same area and type. The median is the middle value, so half of comparable listings sit above it and half below. Anything under that middle is, by definition, below market value

The reason the label is useful is that it is measurable. A seller can call a listing discounted, but unless it sits below the area median for its type, the discount is just a price cut from an inflated starting point. Why the median, not the average

The median ignores outliers. One wrongly priced mansion or one tiny studio would drag an average away from the real middle. BMV versus a price drop

A price drop is a reduction from the seller's previous asking price. A BMV listing is one priced under the area median. A BMV listing that is not distressed is often already near the seller's floor

How to use it

A BMV tag is a starting point, not a verdict. The listing might be cheap for a reason, a clunky layout, a heavy service charge, a problem lease. If they only work because of the discount, walk away
