Dubai Rental Yields by Area in 2026: Compare the Evidence

Compare Dubai rental-yield claims using matched properties, dated rent evidence and full operating costs, with a clearly hypothetical worked example.

Comparing rental yields between Dubai areas requires more than two headline percentages. You need to know what properties were compared, where the rents came from, which costs were counted and when the evidence was collected.

This guide was reviewed on 1 October 2026. It does not publish a verified 2026 area ranking or claim a current average yield for any Dubai neighbourhood. The worked example below is hypothetical.

Match the rent and the purchase evidence

A useful area comparison holds important characteristics reasonably consistent: property type, bedroom count, size, condition, tenancy assumptions and time period. An area dominated by studios is not directly comparable with one represented by large villas.

DLD's real estate data service provides distinct transaction and rental data. Preserve that distinction in your calculations. A registered rental contract, a current asking rent and an assumed future rent are different inputs and should be labelled accordingly.

Do not assume that separate area-level rent and sale records identify the same units. The ratio of two area medians is a broad comparison, not necessarily the yield of a property anyone can buy. State the sample sizes, matching method, observation period and any gaps before presenting such a ratio.

Define the return before comparing it

Gross yield on purchase price is annual rent before costs divided by purchase price. State whether the rent assumes full occupancy or already reflects vacancy.

Net operating income is rent after vacancy and the applicable operating costs, before financing. An unlevered yield on total acquisition cost divides that income by the purchase price plus applicable acquisition costs. If you use purchase price alone instead, label that denominator explicitly.

Cash after financing subtracts debt payments and other relevant cash outflows. Cash-on-cash return divides the resulting annual cash by the buyer's actual cash invested. Borrowing changes this measure; it should not be mixed into an unlevered area-yield comparison.

No single deduction in percentage points works for every property. Check the relevant project and year in the DLD Service Charge Index, then identify maintenance, insurance, management and other owner-paid obligations separately.

Work through a hypothetical example

Assume an apartment costs AED 1,000,000 and could earn AED 80,000 for a full occupied year. Neither amount is a current Dubai market observation.

Annual input Hypothetical amount
Rent before vacancy AED 80,000
Vacancy and collection allowance AED 5,000
Service charges AED 12,000
Management AED 3,000
Maintenance reserve AED 4,000
Insurance and other owner-paid operating costs AED 1,000
Operating income after these assumed costs AED 55,000

Gross yield on the price is 80,000 ÷ 1,000,000 = 8.00%. Operating income is 80,000 − 5,000 − 12,000 − 3,000 − 4,000 − 1,000 = 55,000.

If total acquisition costs were an additional hypothetical AED 70,000, the unlevered yield on total acquisition cost would be 55,000 ÷ 1,070,000 = 5.14%. The AED 70,000 is an assumption for arithmetic, not a standard fee estimate. Obtain the actual registration, broker and finance charges for your transaction.

These figures still depend on whether the cost list is complete and whether the assumed rent and vacancy are realistic. Debt payments would reduce the cash available to a financed buyer and require a separate calculation.

Make an area comparison usable

For each area, keep a row with the property scope, sale evidence, rental evidence, period, sample sizes, operating-cost assumptions and resulting range. Mark missing inputs as unavailable. Avoid implying that a range built from assumptions is an observed market range.

A high modelled yield alone says nothing conclusive about resale liquidity, future appreciation or protection in a downturn. Those claims require separate evidence. Building condition, tenant position and future owner obligations can matter more to a particular purchase than an area average.

Use the Dubai deal analyzer to compare stated scenarios, and the JVC worked example to see how debt payments change cash flow. Replace the examples with supported inputs before drawing conclusions about an actual property.
