Dubai's residential market in August 2026 is settling into a slower, more normal rhythm after two busy years. Transaction volumes are healthy, asking prices in most master planned communities are flat to slightly up, and the discount between off plan launch prices and ready resale prices has narrowed. For investors that means fewer obvious bargains and more need to check the actual deal rather than ride the market
Where yields sit
Mid market apartment areas continue to lead on gross yield. Jumeirah Village Circle, Dubai Silicon Oasis, and International City are still printing gross numbers above 8 percent for studios and one beds. Prime areas like Palm Jumeirah and Downtown Dubai sit in the 4 to 6 percent gross band, unchanged from the spring. Where discounts are appearing
The distress and below market value feed is quieter than it was in the spring, but a few areas are still producing discounted stock.
