Dubai Distress Market Report Q3 2026

The Q3 sample contains 3,221 registered ready-apartment sales across 10 selected Dubai source areas, from 1 July to 30 September 2026. Compare the monthly prices and sample sizes below before judging a current listing discount. Registered sales do not establish seller distress.

What did apartments sell for during Q3?

The table keeps each month’s observed median separate. The quarter count sums disjoint monthly sale counts; it is not a count of unique homes. These ten selected source areas are not a Dubai-wide market total.

Ready residential apartment sales. Each price is AED per sq ft; the sale count appears beneath it. Figures rounded for display.

A higher monthly median can reflect a different mix of sold apartments. This is not a repeat-sales index, a forecast or a valuation of an individual home.

How does that relate to today’s distress listings?

281 current public listing comparisons pass the availability and price-comparison checks at this page request. This count belongs to the current snapshot, not Q3. No historical quarter-end listing count is inferred.

Snapshot observed . A listing can expire after this check; multiple advertisements may describe the same home.

This current count includes ready homes compared with reviewed same-building, same-bedroom registered sales and off-plan resales with a separate developer reference: an observed matching-unit price, the observed catalogue minimum for the same building and bedroom type across all sizes, or a published starting price for the reviewed project and bedroom type. Area and layout may differ for type comparisons. These references are developer prices at the stated source date, not the seller’s original purchase price or proof of current developer inventory. A price gap is a reason to investigate condition, occupancy and costs; it does not prove why the seller is selling.

What can this report support?

Use the monthly sales table to frame an area comparison and the current deal page to investigate an individual price gap. Keep asking prices, registered transaction prices and a seller’s claimed urgency as separate evidence.

The report does not estimate the share of Dubai owners under financial pressure, a market-wide distress rate, a quarterly yield or future appreciation. Those conclusions need evidence that is outside the source scope.

Source and reproducible scope

Source: DLD open transaction data. Selected publication source window: 1 Jan 2026 to 2 Nov 2026; complete terminal source day. The complete Q3 calendar period is within that window.

Existing source policy: ready residential Unit/Flat sales, one component, equal positive procedure and actual area; AED interpretation and existing area conversion. Physical area basis is unknown. Exact source labels appear in the table. Monthly medians use the existing published reader and its qualification rules. Counts describe accepted transaction numbers per month. Missing periods remain gaps, and no median of medians is presented.

Questions about the report

How many Q3 sales does this report cover?

The accepted source contains 3,221 ready-apartment sales across the ten exact source areas shown, for July, August and September 2026. This is a selected-area sample, not all Dubai property transactions.

Does the report count distressed sales in Q3?

No. DLD records used here do not establish seller distress. Q3 figures describe registered apartment sales. The current public listing count is observed separately at page request time and must not be described as historical Q3 distress inventory.

Can monthly medians be combined into a quarterly price?

Not by averaging the medians. This report retains each monthly median and sums only the disjoint monthly transaction counts. It publishes no fabricated quarterly median, appreciation index or forecast.
